Job Description

The work involves responsibility for supervising the operations and maintenance of all owned or leased buildings and grounds under the jurisdiction of a local government. An employee in this class works with considerable independence in planning, scheduling, and supervising a comprehensive maintenance program. Under the general supervision of an administrative superior, the work involves, but is not limited to, the evaluation, authorization, and issuance of work orders; the scheduling and coordination of both in-house trades/staff and outside contracted services; the requisitioning of supplies and materials; and the inspection of governmental buildings and related systems for their general condition, repair, maintenance, and safety. Supervision is exercised over subordinate supervisors, tradesmen, custodial, maintenance, in-house/contract security, and appropriate clerical personnel. Does related work as required.

Typical Work Activities

  • Supervises, assigns, and reviews the work of personnel engaged in operating, repairing, and maintaining all owned or leased buildings under the jurisdiction of the local government entity
  • Prepares, maintains, and updates schedules of work in progress
  • Develops and maintains a preventive maintenance program for all facilities and their mechanical systems
  • Inspects installations to insure compliance with prescribed operating and maintenance practices and applicable building and safety codes, as well as identifying and correcting building operational and/or health and safety-related issues

Minimum Qualifications

  • Promotional:
    • A) Two (2) years of permanent competitive class status in the title of Building Maintenance Supervisor or Construction Administrator, or
    • B) Four (4) years of permanent competitive class status in the title of Building Maintenance Crew Leader, or Maintenance Crew Leader
  • Open-Competitive:
    • A) Graduation from a regionally accredited college or university or one accredited by the New York State Board of Regents to grant degrees with a Bachelors Degree or higher in Civil Engineering, Industrial Engineering, Construction Technology, Construction Engineering, Architecture or a closely related field and three (3) years of supervisory experience over trades personnel in the maintenance and repair of buildings, or in construction management and/or renovation; or
    • B) Seven (7) years of work experience, or its part-time equivalent, in building maintenance and repair or building construction/renovation, three (3) years of which must have been in a supervisory capacity over trades personnel in the maintenance and repair of buildings, or in construction management and/or renovation
